Services

Renovations run from the owner's side of the table.

Aging buildings lose census quietly, then suddenly. We advise on capital expenditure and renovations as your owner's representative: we bring in and manage the general contractor, the engineers and the architect, bid the work competitively, and hold the budget and schedule — so the people building it are not the only people watching it.

When communities call us

  • The physical plant is dating faster than the competition's
  • A renovation is planned and nobody on staff has run one at this scale
  • An acquisition needs a capital plan lenders and investors will believe
  • You have a GC, an architect and an engineer who each answer to nobody in particular
  • The community is repositioning — unit mix, memory care conversion, common areas

What the work includes

  • Facility condition assessment, roof to boiler, with remaining-life estimates
  • A phased capital plan: life-safety first, revenue-driving second, cosmetic last
  • Return modeling per project — rate lift, census impact, payback period
  • Assembling the team — general contractor, structural and MEP engineers, architect, life-safety consultant — from people we have worked with, or vetting the ones you have
  • Scope documents and a competitive three-bid process, with the bids levelled so you are comparing the same thing
  • Owner's-rep oversight: weekly site meetings, change-order control, pay-application and draw reviews, punch list to closeout
  • Keeping the building licensed and occupied while the work happens — phasing, resident moves, survey readiness mid-construction

The contractor works for you. So do we.

A general contractor, an architect and an engineer each optimize for their own job. Someone has to sit on the owner's side, understand all three, and still know what a nursing home needs to pass its next survey while the second floor is torn up. That is the seat we take. Life-safety systems first, revenue-driving work second, cosmetic last — and the numbers for every phase ready for a lender or a board.
